    The Areal Nord takes a collaborative approach to infrastructure: neighborhood parking garages, childcare, local amenities, and green spaces are shared. This is more efficient and cost-effective for local businesses, fosters cross-company collaboration, and creates new synergies. This principle extends to the energy sector: process heat from the company Cerdia is fed into the local heating network and contributes to the general heat supply without generating new emissions. The result is an industrial area that is more resource-efficient and sustainably productive.

    Buildings in the North Area are designed according to clear architectural quality standards: ideally, they are DGNB-certified, multi-story structures equipped with rooftop solar panels. Building volumes and heights are predefined in the master plan—not as a restriction, but as the foundation for a coherent urban landscape. Because production facilities are also designed vertically, space efficiency increases. In this way, the North Area sets forward-looking standards that extend beyond Freiburg.

    In the North Area, open space does not serve merely as a filler between buildings, but is a standalone planning element with a clear concept. Intensively landscaped infiltration areas and the “sponge city” principle applied to the infrastructure make the site climate-resilient. It all began just under 100 years ago—with the establishment of Rhodiaseta, the Northern Industrial Park was born. One area, however, remains undeveloped. Fortunately, this presents an opportunity to redefine its development in a new and forward-looking way.

Die Freiburg-S-Wirtschaftsimmobilien GmbH & Co. KG ist ein Gemeinschaftsunternehmen der Sparkasse Freiburg - Nördlicher Breisgau sowie der FWTM, der Freiburg Wirtschaft Touristik und Messe GmbH & Co. KG.
Gegründet wurde die FWI bereits Anfang 1993 und hat sich auf die Vermittlung von Gewerbeimmobilien in Freiburg und Umgebung spezialisiert. Dazu gehört auch die Entwicklung von Brachflächen.
